194-unit Gwinnett apartment complex to be built near Sugarloaf Mills

A new apartment complex featuring a co-working space, dog park and “resort-style saltwater pool” is coming to Lawrenceville.

The complex, branded Sugarloaf Marketplace, will be built on 8.5 acres of land on the 1800 block of Duluth Highway. It will be “across the street” from the Sugarloaf Mills shopping center and near businesses including an LA Fitness gym, according to a press release from real estate company PointOne Holdings. PointOne and Atlanta-based Brand Properites are developing the project.

Lawyers for the developers characterized the development as a walkable community with “direct pedestrian access” to nearby shops, restaurants and businesses in a October 2018 letter to the Gwinnett County Board of Commissioners.

Sugarloaf Marketplace, not to be confused with a Duluth mixed-use development of the same name, will include 194 apartment units with nine-foot ceilings, granite countertops and stainless steel appliances. The complex will have a “co-working/business center,” including a “cybercafe” as well as its own gym, dog park and dog washing station. Outdoor amenities will include a “resort-style” pool with an “expansive” deck, pergolas and grilling areas, PointOne said in the release.

No anticipated completion date was given for the development.
